Moving and Furniture Moves

A move requires the coordination and consideration of several people. The following outlines our move-in/move-out process. The goal is to minimize the inconvenience of those moving in/out of the Pacific as well residents and guests within the building.

1. ADVANCE SCHEDULING  When moving, the arriving or departing resident must contact the Property Manager @ 562 437-0085 at least one week in advance to schedule a move date and a pre-move inspection of the respective common areas in which the move will take place.  At least 72 hours prior to the day of the move, your moving company must provide the Property Manager with a Certificate of Insurance for workers' compensation and liability insurance with the minimum limits of $1,000,000.00. In the case of a self move, evidence of a Condominium Owners Policy for moving homeowners, or a Renters' Policy for moving renters must be provided to the Property Manager at least 72 hours prior to the day of the move. The Pacific Condominium Association must be named as an additional insured.

2. $200.00 MOVING FEE  A non-refundable $200.00 fee will be assessed to the owner’s account for each move-in and move-out regardless of whether it is the owner or a tenant who is moving.  This fee covers the maintenance of the freight elevator usage, the placement and removal of protective hall runners, common area wear and tear, and administrative costs.

3. $300.00 SECURITY DEPOSIT   A refundable $300.00 Security Deposit will be assessed to the owner’s account for each move-in and move-out regardless of whether it is the owner or a tenant who is moving.  This security deposit is refundable within 30 days after the required post-move inspection by the Pacific staff, subject only to the documentation of no move related damages of the common areas.  The security deposit shall not be deemed a limit of liability for any move related damages that may occur.

$300.00 FINE FOR NON-COMPLIANCE   A $300.00 fine will be assessed against the respective homeowner for any non-compliance of the moving policy.

We strongly recommend the use of a professional, fully insured, moving company.  
Advise your mover of the above mentioned walk-through inspection of the common areas where the move will be made, including the exclusive use common areas (balconies), with The Pacific staff.  This walk-through inspection is required both prior to the actual move and after it has been completed to identify any existing damage and any damage caused by the move.  Our governing documents state that owners are responsible for damages to common areas caused by their acts, the acts of their tenants or guests and the acts of their contractors and/or employees.  

The building has one freight elevator, which is to be solely used for all moving, although it may not be used exclusively by any one resident or moving company. After each use of the elevator, it must be available for other resident use. The freight elevator is available for moves on Monday through Friday 9 A.M. until 4:30 P.M. and Saturdays 8:00 A.M. until 4:00 P.M. Moving is prohibited on Sundays and holidays unless other arrangements are made in advance and approved by the Board of Directors or designated management representative. No moves are allowed when civic activities cause limited access to our building, such as The Grand Prix or the Gay Pride Parade. Moves are prohibited in passenger elevators and through the lobby.

All floor areas are to be protected with carpet runners from the service elevator to the unit.  The protective coverings must be removed by 4:30 P.M. each day.  The Pacific staff will lay down and pick up these runners.

The moving company must ensure the utility elevator is padded at all times during moving. In order to protect the extensive woodwork, paint, marble and carpeting, each resident must instruct the moving company to wrap ALL furniture with moving blankets. All dollies and hand carts must have padded bumpers on any exposed edges. All plants must be bagged to prevent soil spillage.


Your moving company must carry all trash and debris off-site on a daily basis. The trash chute inside the building may not be used for disposing of debris. There is a possibility that residents may make arrangements with the office for an extra trash bin. 

Moving vans are not allowed on Association property and must be parked on East Ocean Blvd. so as not to obstruct entries, exits or walkways.

Residents are required to fully complete the New Resident Form, which will be presented to you by the Property Manager prior to the move-in process. All pets must be registered with management prior to moving in.
