This shall serve as notice that at the Board of Directors’ meeting on August 28, 2008, the Board adopted the following rules as itemized below.  The Rule Changes shall be deemed effective five (5) days from the date of this notice.  Please insert this document into your copy of the Association’s Rules and Regulations keep it with your other important property records for future reference.

The new rule changes are as follows:

Change of Smoking Restriction:
Smoking of any kind (including, without limitation, cigarettes, cigars, or pipes) is prohibited in all common areas (including inside the building, the pool area, underground parking areas, and other outdoor common areas), except for the lobby level side parking area and all "exclusive use common areas"  (the outside balconies of all units are "exclusive use common areas); provided, however, cigarette butts must be disposed of inside the unit and may not be disposed of from a balcony (i.e., cigarette butts may not be discarded from a balcony into the common areas or other balconies).  The fine for disposing of a cigarette from a balcony into the common area or other balcony shall be $100.00 on a first violation, $250.00 on a second violation, and $500.00 for each subsequent violation,   

Increase in Fine for Excessive Noise after Multiple Occurrences.
The additional fines are:  $250.00 for the fourth offense and to $500.00 for each occurrence thereafter

Addition of Fines for Aggressive Dog Breeds as Described and Prohibited in Our CC&R's.
There is no warning period for bringing dog breeds, prohibited by our CC&R's, onto the Pacific property.  A fine will be imposed for every day a forbidden dog breed is on the premises:  $300.00 for the first day and $100.00 per day thereafter

Change in Move-In and Move out Fines for not Protecting the Carpet with Runners:
The fine for the first offense is $100, the second offense will warrant a fine of $200.
