Welcome to The Pacific! We’re so happy you moved into our “neighborhood at the beach.” We hope you’ll find your home here as rewarding and comfortable as we do. We know that moving into a new residence can be stressful. The Welcome Committee thought these “Quick Tips” about our wonderful building and community customs might be useful as you get through the initial period of your move-in.
Pacific Benefits
Living at the Pacific offers residents many opportunities for enjoyment and relaxation. Here are some of the more prominent features available to our residents.
Committees & Social Activities
- The Pacific sponsors many activities such as the 4th of July pool party, New Years Eve dinner and dance, and Memorial Day barbeque throughout the year. We enthusiastically invite you to participate.
- A number of committees support the work of our Board of Directors. We’re always looking for new homeowners to participate. It’s a great way to get to know your neighbors.
- Sunday morning coffee from 9 to 11. Join us for a casual cup of coffee any Sunday. It’s a great opportunity to ask questions and pick up helpful hints about your condo and community. Coffee is free! A voluntary $2 donation helps offset the cost of the goodies served one a month.
- Welcome Brunch. Periodically we invite new residents to meet their neighbors at a special complimentary brunch. We hope you’ll attend as we’d love to meet you. All residents also are invited to meet you too.
Condo Amenities
- The Pacific is one of the few high rises on Ocean Boulevard that has plentiful parking. Visitor parking spaces are located on levels P1 and P2 identified by the orange lines. Limited guest parking for 30 minutes or less is located at the lobby level. To use these spaces visitors obtain a parking pass from the front desk security guard.
- The pool is heated year round and is large enough to swim laps. It’s open Sunday through Thursday from 7 am to 10 pm and Friday and Saturday from 7 am to 12 midnight. Next to the pool is the spa. The pool area has night lighting, quality patio furniture and three barbecues.
- The beach level is accessible by elevator from the patio hallway. Here is a fourth barbecue, patio furniture, a large gas powered fire ring, an outside shower and foot rinse, and the beach club. The beach club includes a cozy dining area, a kitchen equipped with a small refrigerator and microwave, two dressing rooms and a rest room.
- On the first floor, just off the lobby is a library with a large screen television and a full kitchen for residents to entertain large groups. This room is available by reservation for a small fee except for holidays so all homeowners can enjoy the library on those days. See the onsite manager to make reservations.
- Adjacent to the pool area is a fitness center with free weights, weight machines and various aerobic devices. Saunas, showers and temporary lockers are located in the men’s and women’s restrooms next to the gym.
- Bicycle storage rooms are located on P-3 and P-4 with beach access from the P-3 parking area. The Long Beach bicycle trail runs along the beach from The Pike area to Belmont Shore, Alamitos Bay and the Peninsula.
- Each floor has a service room including a chute to deposit bagged trash, a service elevator for moving large items that leads to the lobby level side-parking, and a utilities closet for electric, telephone and cable.
- For your security The Pacific employs security guards on duty 24 hours a day. Our security guards are authorized to accept packages, store them in a secured back room, and call you when a package is received. If you’re expecting guests, advise the security guard in advance so it will not be necessary to call you for parking and elevator access.
- The Pacific has an onsite manager available Monday through Friday during business hours to assist you and answer any questions you may have about your home or The Pacific.
Rules and Community Living Tips
In order to make community living mutually convenient and pleasant, a few rules have been passed by the Association. Some of the more important ones are included here for your convenience and easy reference. You’re encouraged to read and review the Association governing documents including the CC&R’s, Bylaws, Articles of Incorporation, and the Rules and Regulations. All residents are expected to comply with these governing documents.
Parking
- Occasionally you may need to park near the service elevator above ground to unload large items. Parking here for 30 minutes or less is not a problem, but please get an orange pass from the front desk security guards should you need or anticipate a longer stay.
- All guests must register with the front desk security guards and place a white parking pass on their dash. This helps us monitor those who are not guests of residents and who are illegally parked. This process ensures we have sufficient space for your guests when they need it. Guest parking is limited to temporary parking for guests and not as additional parking for residents with extra vehicles. Parking violations are subject to fines and towing.
- Residents use electronic access cards (fobs) for building, garage and elevator access. See our onsite manager should you need replacement electronic access cards. For security reasons fobs should not be given to non-residents.
- For the beauty of our building please do not place personal belongings in parking spaces unless they are in the standard white storage closets in the approved location.
Moving
- Residents move in and out every month due to our large number of units. To keep your daily life as peaceful as possible the Association restricts moves to Monday through Friday from 9-5, and Saturday from 8-4.
- To protect hallway carpeting when large items are being moved or when contractors are working and hauling equipment, please arrange with the onsite management in advance for our maintenance people lay down heavy duty runners.
- To protect halls and entries, residents should use the large service elevator located outside the lobby level parking lot when moving large or oversized items or when your workmen are remodeling. The lobby elevators are not suitable for these purposes. When objects touch the walls, mirrors, or elevator doors the damage can be costly for your Association. If you see elevators being misused, please inform the front desk security guards who will redirect the activity to the right elevator.
- Make moving appointments to reserve the service elevators with our onsite manager Monday through Friday from 8:00 to 4:30. Reserving a moving time assures you of exclusive use of elevators during this intense period. If you encounter any problems, contact the front desk security guards.
Vacation Planned
- Notify the front desk security guards if you’re going on vacation. It’s helpful to know who’s at The Pacific should an emergency occur or other issues arise.
- Lock boxes containing your house key are recommended when you’re away from your unit or on vacation for an extended period of time. They provide access to the guards for emergencies, when you give them the combination, since the Association does not keep a key to your unit. The lock boxes also prove beneficial should you inadvertently lock yourself out of your unit.
- Turn off the water and electricity to your water heater to protect against unexpected flooding of your unit or your neighbors unit when you’re away for a period of time. You’ll also save on your utility bill.
Pets
- Your pet is welcome at The Pacific so long as it is not on the list of those considered “dangerous breeds.”
- In order to keep the building clean and free of odors pets do not walk in the common areas. Carry your pet or use a transport wagon while in the interior common areas. The interior common areas include any carpeted, marbled or tiled area inside the building, including halls, service elevator lobbies, parking level elevator lobbies, main lobby and elevators, and enclosed inside stairwells. Common area facilities also include the library, fitness center, pool and patio level, and beach club. Pets are not allowed in the pool, spa or fitness center at any time.
- The area acceptable to walk pets in and out of the building is the parking garage leading from the garage elevator lobby to the beach, the beach level sidewalk and the unenclosed staircase leading from the pool level to the beach area.
Noise
- The Pacific policy of ‘quiet enjoyment’ requires all residents to be courteous when using TV’s and stereos in their condos.
- When in the pool area please keep noise to a minimum especially in the evening hours. Letting the barbecue lids drop rather than carefully closing them is especially annoying to your neighbors whose units face the pool.
- Contact the front desk security guards if you have a noise issue.
Pool
- Come and enjoy the pool with us. It’s a good place to get to know your neighbors. Pool hours are Sunday through Thursday 7 am to 10 pm and Friday through Saturday 7 am to midnight. Notify the front desk security guards if you encounter after hours noise from the pool.
- No glassware of any kind is allowed in the pool, spa and barbeque area. For your convenience in serving, please use plastic or keep glass bottles and kitchen items in the library kitchen area adjacent to the pool. On occasion we have had to drain the pool due to broken glass. The cost to drain and refill the pool is an expense that we would all be wise to avoid.
- You can expect to enjoy the pool when you come without much interference. Guests at the pool are limited to six per condo so that other residents can still enjoy the pool while you’re entertaining your guests. A resident must accompany all guests while in the recreational areas.
- Children under 14 must be accompanied by adults to ensure their safety and for liability reasons. No infant, young child or person subject to involuntary natural body functions is permitted to use the pool or spa without proper and effective diaper protection specifically designed for pool use.
Fitness Center
- Experience an exhilarating workout at the fitness center in the company of fellow residents and guests daily from 6 am to 11pm. Residents and their guests must be a minimum of 18 years of age to use the fitness center unless accompanied by an adult. Residents must be present when their guests are using any of the recreational areas.
- Fitness center etiquette encourages all persons using the facility to bring a towel to wipe down any perspiration that may transfer to the equipment during a vigorous workout. This extended courtesy makes the next person’s workout equally appealing and rewarding.
- Please use all equipment as intended. Carefully lower the weight stacks on the equipment to their start positions to avoid heavily striking and breaking the other weight plates. Please do not drop the weights. Return free weights and other workout equipment to storage racks after use.
Renters/Lessees
- Renters and lessees are subject to the Bylaws and the Rules & Regulations as is an owner.
- The Association holds owners responsible for damage or other problems caused by tenants. Owners may be fined for the actions of their tenants.
Balconies
- Balcony surfaces are painted, surfaced and waterproofed by the Association.
- They can be washed with water and mops. Be careful that water from washing or plant watering does not spill over onto the balconies below as it can damage your neighbor’s property. Put planters into saucers to catch the water. Please tell your housekeepers and house sitters we have had trouble with water running off the balconies and want to avoid any future problems.
- The Pacific has a lovely exterior appearance. All homeowners should limit balcony furniture to approved types and keep plants alive or remove them.
- Barbecuing is not permitted on the balconies. The patio and beach level barbecues are available for this purpose.
Condo Improvements
- As with many of us you may be planning improvements to your condominium. Feel free call anyone on the architecture committee for some quick information about how to proceed.
- Refer to the CC&R’s for specific requirements for each intended improvement. If required, submit an application for approval to the architecture committee before beginning.
- Many improvements do not need approvals, but in any event notify our onsite manager about your plans. Since she has worked with many residents to see their improvements completed, she can identify many potential issues you might encounter and give you some helpful tips on how to plan your project.
- Refer your contractor to the onsite manager before the job begins so that he or she is fully informed about how to work at The Pacific. The Association wants to make sure that contractors have the appropriate licensing and bonds to protect the property.
Service Rooms
- Residents should bag all disposable items and deposit them into the trash chutes located in the service room off each floor’s hallway. We try very hard to keep the area as neat as possible. Please do not leave any items, recyclables or otherwise, on the floor. If boxes or other large items will not fit into the trash chutes, please carry them down to the lobby level trash container conveniently located off the service elevator adjacent to the side parking area. If you’re physically unable to carry boxes down to the lobby, call the front desk security guards to make arrangements for the items to be picked up.
- If you see anyone mistakenly leaving items on the floor, inform the front desk security guards and they will respectfully and professionally address the concern.
- All residents are encouraged to recycle their paper and boxes by using the lobby-level recycle bin conveniently located off the service elevator adjacent to the side parking area.
No Smoking Policy
1. To protect the enjoyment of all residents, smoking of any kind is prohibited in all indoor and outdoor common areas except for your unit’s exclusive use outside balcony. |
